Luxury Apartments in Ranchi: 10 Checks Before Buying

Updated: Oct 1

A luxury apartment is not defined by marble in the lobby or the length of its amenities list. It depends on measurable factors: location, usable space, layout, privacy, natural light, construction quality, approvals, everyday amenities, developer credibility and long-term ownership costs.

Before comparing luxury apartments in Ranchi, examine the evidence behind the marketing. Here are ten checks that can help you make a more informed decision.

1. Location and Everyday Accessibility

Do not judge a location only by its pin code. Consider your actual journeys to work, schools, hospitals, markets and transport hubs. Check the approach road, peak-hour traffic, surrounding development and neighbourhood noise.

According to The Arcadia’s project information, Ranchi Railway Station is approximately 3 km away and Birsa Munda Airport approximately 7 km away. Medicare Hospital Complex, St. Xavier’s College and Oxford School are listed at estimated drive times of three to seven minutes. Buyers should verify these journeys during their usual travel hours.

2. Carpet Area and Usable Space

The largest advertised apartment is not necessarily the most spacious.

Under RERA, carpet area is the net usable floor area of an apartment. It excludes external walls, service shafts, balconies, verandahs and open terraces, while including internal partition walls.

Super built-up or saleable area may include a proportionate share of common areas. Ask the developer for a written area breakdown before comparing projects.

3. Floor-Plan Efficiency

Study how effectively the available area has been planned. Look for wasted corridors, difficult furniture layouts, limited storage or bedrooms opening directly into social spaces.

A well-designed plan should provide practical room proportions, comfortable movement and appropriate separation between guest and private areas. Also consider whether additional rooms can accommodate work, children, parents or household staff.

4. Privacy and Residential Density

Check the total number of homes, residences per floor and elevators serving each level.

Also examine whether entrance doors face one another, how much wall space apartments share and whether corridors are likely to become congested.

Fewer residences per floor can reduce corridor and lift congestion while creating a greater sense of privacy. The Arcadia is planned as a community of 56 homes, with four residences per floor.

5. Natural Light and Ventilation

Large windows look impressive in renders, but their orientation and placement determine how well they perform.

Check whether frequently used rooms receive daylight and whether openings on different sides allow air to move through the home. Balcony depth, surrounding buildings and exposure to afternoon heat also affect comfort.

If possible, visit the site at different times of day instead of relying entirely on renders or the sample apartment.

6. Construction Quality and Specifications

Ask for written specifications covering the structural system, waterproofing, flooring, doors, windows, plumbing, electrical provisions, elevators, power backup and external finishes.

Where brands are promised, ensure they appear in the official specification sheet or agreement. A polished sample apartment cannot, by itself, demonstrate structural quality or long-term durability.

Buyers should also ask how materials are tested and how defects are identified before handover.

7. Legal Approvals and Safety

Verify the project directly on the Jharkhand RERA portal. Review the promoter details, declared completion timeline, approved plans and registered carpet areas rather than relying only on brochure claims.

Ask about structural design, fire-safety provisions, emergency access and the terms included in the agreement for sale.

Legal documents should be independently reviewed by an appropriate professional before you purchase.

8. Amenities and Maintenance Costs

An amenity creates value only when residents can use it comfortably.

Ask how many homes will share each facility, whether children and older residents can access it easily and what it will cost to operate. Examine parking, vehicle circulation, landscaped areas, fitness facilities and community spaces as part of everyday planning—not as isolated features.

Request an estimate of maintenance charges and a clear explanation of what they include.

9. Developer and Design-Team Credibility

Review the developer’s completed projects, delivery history, construction quality and communication with previous buyers. Visiting an older development can show how its common spaces and finishes have performed over time.

Gharana states that it has more than three decades of development experience across Eastern India. The Arcadia has been designed by Sanjay Puri Architects, with planning focused on daylight, ventilation and generous verandahs.

Credentials matter, but buyers should also verify how the design intent is reflected in the plans and written specifications.

10. Long-Term Liveability and Ownership Cost

Consider how the home will support your family five or ten years from now.

Review maintenance expenses, parking arrangements, water and power systems, repair requirements and the flexibility of the layout. Privacy at full occupancy and the long-term upkeep of common areas are equally important.

Do not treat appreciation or rental returns as guaranteed. The first measure of a premium home should be how well it supports everyday life.
